Residential-commercial building in Kaluđerica

On a plot of 1,167 m² in Kaluđerica, a modern residential and commercial building with a total gross developed area of 2,157.61 m² was built. The building with floors Su+Pr+2+Ps includes 24 residential units, two shops and three business apartments. In the basement there is a garage with 22 parking spaces, while an additional 10 spaces are provided on the plot. Access to the building is organized from Vojvode Stepe Stepanovića Street, with separate entrances for residential and business areas.

On this project, we carried out earthworks, as well as complete rough construction works, including the foundation of the building and the development of the construction system. The load-bearing system consists of reinforced concrete walls and columns arranged in two orthogonal directions, while the stiffening of the building is achieved by a combination of vertical cores and walls. The foundation was carried out at a depth of 3.6 m, whereby the unstable embankment was completely removed and replaced with a layer of compacted gravel. Special attention was paid to the construction of the foundation due to complex geotechnical conditions and groundwater levels, with the application of a buffer layer and strict adherence to the geomechanical study.
